EICRs (Electrical Safety Inspections) Mandatory From April 1 2021
All rental properties in England need an EICR by 1st April 2021
In January 2020, the government confirmed that electrical safety inspections would become mandatory for all private landlords, making lettings in England safer and more regulated for all tenants. The new legislation (The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020) applies to all new and existing tenancies, as of April 1st 2021.
An EICR (Electrical Installation Condition Report) covers all electrical installations in the rental property, and ensures they are safe. Landlords in England must have an EICR by 1st April 2021 and provide tenants with a copy of the report within 28 days of the inspection. Landlords could face a fine of up to £30,000 if they don’t comply.
